打造一个品牌
树立一座丰碑――访西宁新华联房地产公司总经理苟永平
记者：西宁新华联组建至今不满一年，在当地房地产领域还属新生代，那么目前在西宁地产界居于怎样的位置？ 苟永平：西宁新华联虽然成立时日尚短，但出身名门，起点高，背景实力雄厚。西宁新华联隶属于新华联集团旗下的上市公司新华联不动产。目前涉足青海房地产的只有2家上市公司，新华联即是其中之一。集团在青海投资已近8年，在当地颇具影响力。另外，西宁新华联出手不凡，开发的产品属高端城市综合体，引领西宁城市发展。基于以上几点，如果将房地产公司按三级划分，那么西宁新华联当仁不让跻身一线。 记者：当地省市领导多次视察西宁新华联广场项目，请苟总谈谈为什么这个项目会得到如此重视？ 苟永平：项目之所以得到省市领导的重视，首先是因为它的定位非常准确。青海战略发展目标是打造旅游大省，而新华联广场的定位恰好契合了这一目标，也契合了西宁市的城市发展规划。其次，西宁新华联广场在青海属于稀缺产品。它位于西宁全力打造的城市副中心海湖新区&&西宁未来的金融、商业和行政中心。这个项目高端的人居理念、设计风格是海湖新区加速商业配套，提升城市品位的需要。新化联广场的建成将填补西宁城市发展空白。 更为重要的是西宁新华联的使命不只局限于地产开发。我们本着&开发新产品，带来新观念，创造新价值&的理念来建设西宁，打造宜居、宜商的景观地标、旅游地标，为城市生活带来全新观念。
记者：西宁新华联广场即将开盘，公司为楼盘热销在策划、宣传方面做了哪些工作？ 苟永平：该项目拟于9月底开盘销售。我们从年初就已为新华联广场的销售做了详细安排，还请了两家专业公司进行全程推广和营销策划。为确保方案执行到位，公司完善内部体系、健全管理制度，不断加强销售队伍建设，对销售人员开展技能培训。 除了强化内部建设，公司还进行了全方位宣传。我们在机场、市区的重要地段以及项目围档上做了大量户外广告，主要公交线路车体广告的投放、交通枢纽LED大屏的宣传也已落实。西宁电视台、《西海都市报》、《西宁晚报》等省内最有影响力的媒体都有我们的宣传报道及广告。 由于新华联广场项目被确定为西宁市及海湖新区的重点项目，省、市领导多次考察，无形中提升了公司及项目的影响力。在政府主办的&青海自行车环湖赛&上，新华联广场被设定为第一站，无疑会给西宁人民留下深刻的印象。 记者：目前，国家的房地产调控政策颇为严厉，请问经济不景气与调控的双重不利是否会对新华联的项目产生影响？ 苟永平：目前西宁房地产形势与其他地区一样，价格稳中上扬，但整体销售量不理想。西宁新华联难逃大环境影响，但可以创新自身的销售模式，做好项目定位、产品定位，在产品的差异化中寻求突破。在同质化严重的西宁房地产市场，新华联广场是相对高端的欧式风格，有优势、有亮点，因此我对整个项目的预期还是很乐观的。
根据项目开发的进程，我们拟于9月底首次开盘，10月下旬二次开盘。在多部门的协助下，项目现已进行预售，目前已回收预售款2000多万元，而今年集团下达的任务是回款5000万元，完成这个任务没有问题。 记者：傅军董事长提出要在地产打造&良心产品、放心产品、节能产品、环保产品&，西宁新华联将在实际工作中如何向这个目标努力？ 苟永平：董事长提出这一目标，即是要求项目品质全面提升，符合宜居、宜商、宜投资的人性化、个性化的科学发展观念。西宁新华联立志在青海做一个受社会尊重的企业。我们要让首个项目&新华联广场&成为一面旗帜。西宁新华联本着&为顾客创造价值&的经营思想，诚信做企业，严格履约。我们要在实际工作中踏踏实实地干好一个项目，带好一支队伍，打造一个品牌，树立一座丰碑。 傅军董事长要将新华联不动产打造成一线品牌，今年是产业结构调整和升级的开局之年。西宁新华联广场是新华联不动产产业升级的第一个项目。我们将秉承&引领发展，创造价值&的开发理念，在西宁打造这个高端的城市综合体。项目建成后将引领西宁房地产发展方向，打造全新地产发展模式。 新华联广场将建成12万平方米的集中商业和10万平方米左右的超五星级大酒店。五星级酒店将是青海乃至西北最大最高端的酒店，将成为西宁市旅游新地标。商业地产将引进一线消费品牌，配套知名教育资源。住宅建设中，我们与青海建设厅合作，引入新材料、新技术建节能、环保设施。小区由23个系统进行智能化管理。新华联广场人文景观与自然景观完美融合，环境幽雅怡人，将为业主带来舒适、便捷、时尚的高端生活新体验。
