35城市库存创历史新高 京沪楼市成交坠入冰点

截至4月底，上海易居房地产研究院监测的35个重点城市新建商品住宅库存总量为2.49亿平方米，环比增长2.6%，同比增长19.5%，库存创下了历史新高。另据机构统计，2013年底，146家上市房企的存货金额历史性地突破2万亿元，而截至今年3月底，这一数字继续攀升至2.13万亿元，同比增幅达到25%。
上海易居房地产研究院研究员严跃进对《第一财经日报》记者表示，库存压力下，越来越多的房企面临资金紧张的风险。在部分地方政府“救市”的同时，一些高库存的房企也将率先采取“以价换量”的营销策略。
巨量库存压顶
数据显示，35个重点城市中，有28个城市库存在4月份出现了同比增长。其中南昌、济南和宁波3个城市的库存上升幅度较大，同比增幅分别达到68.6%、63.8%和56.8%；同期，35个重点城市新建商品住宅月度新增供应量为2138万平方米，环比增长10.2%，同比增长2.6%。这是今年以来单月新增供应的最高水平，表明整个市场推盘节奏正逐渐加快。
然而，开发商的积极推盘并未换来理想的成交量——4月35个重点城市的新房成交量为1503万平方米，环比增长0.1%，同比减少21.4%，未消化的新增供应继续“加码”本就不堪重负的楼市库存。
分城市看，4月份，一二三线城市的楼市库存均在持续积压。35个城市中，一二三线城市新建商品住宅库存总量分别为 3032万平方米、1.8亿平方米、3796万平方米，环比增长分别为 4.6%、2.4%、2.4%，同比增长分别为12.4%、19.2%、27.6%。
截至5月10日，北京新建商品住宅的库存量突破7万套，达到70838套，创下2013年3月至今的新高。截至昨日，上海新建商品住宅的存量为65987套，合计面积1026万平方米，存量同样维持在历史高位。
